Eastern Kentucky Real Estate and Auction Services Since 1977
Lawson Real Estate & Auction Inc. has helped people buy and sell property in Eastern Kentucky since 1977. From our office in Frenchburg, at the corner of US 460 and KY 36, we work with homes, building lots, farms, acreage, commercial property, and lake and vacation property in Menifee, Morgan and Wolfe counties and the surrounding area. We also conduct real estate and personal property auctions for owners who want a clear, time-bound way to sell.
This page explains what we do, the kinds of property we handle, how buying and selling usually works with a local broker, and how to get started. If you already know what you are looking for, you can go straight to our office listings, browse land and farms, or check the auction calendar.
Property Types We Handle
Rural Eastern Kentucky has a mix of property that does not always fit neatly into one category. A single parcel can include a house, pasture, woods, a pond and road frontage. Because we have worked in this area for more than four decades, we are used to listing and marketing that kind of mixed property.
Homes for Sale
We list single-family homes in town and in the country, including houses on a few acres, manufactured homes on their own land, and cabins. For buyers, the important questions are usually the same: condition of the house, access to utilities, road access in all seasons, and how much land comes with it. We help you ask those questions early so you are not surprised later.
Land, Farms and Acreage
Land and farms are a large part of our work. Our past listings have included livestock farms with fenced pasture and ponds, wooded tracts with cabin sites, and acreage with road frontage suitable for building. You can see examples on our Land page. Whether you want hunting land, a place to raise cattle, or a quiet homesite, we can talk you through what to check before you buy.
Business and Commercial Property
We also handle business and commercial property, from small commercial lots along highways to buildings suited to retail or service businesses. Commercial buyers usually care about visibility, access, zoning and utilities, and we can point you to the right local offices to confirm those details.
Lake and Vacation Property
Parts of our service area are within reach of popular outdoor destinations in Eastern Kentucky, which creates demand for cabins, weekend places and vacation property. If you are looking for a getaway rather than a primary residence, tell us how you plan to use the property so we can focus on places that fit.
Communities We Serve
Our main service area is Menifee, Morgan and Wolfe counties and the surrounding counties in Eastern Kentucky. Our listings and auctions have covered communities such as Frenchburg, Wellington, Means, Ezel, West Liberty, Campton and Hazel Green. Local knowledge matters here: parcels are often described by acreage "more or less", and many properties are reached by county or state routes rather than city streets. Working with a broker who knows the roads and landmarks can save a lot of time.
Buying Property with Lawson Real Estate
Buying in a rural market is different from buying in a city. There are fewer listings at any one time, properties vary a great deal, and details such as boundaries, water source or road access are not always obvious from photos. Here is how the process usually works:
- Define what you need. Decide on the type of property, the area, how much land you want and your budget. If you are financing, talk to a lender early.
- Search the listings. Use our office listings and the MLS search links on this site to see homes, land and farms, and business and commercial property currently for sale.
- Visit the property. Walk the land if you can. Look at road frontage, fencing, water, and the condition of any buildings.
- Do your due diligence. Surveys, deed research, inspections and utility checks are the buyer's responsibility in most sales, so plan time for them.
- Make an offer and close. We help you prepare an offer and work through the steps to closing.
Selling Your Home, Land or Farm
If you are thinking about selling, the first decision is usually how to sell: a traditional listing or an auction. A traditional listing gives the market time to find a buyer at an asking price. An auction sets a date and lets competitive bidding decide the price, which some sellers prefer when they want a firm timeline, such as when settling an estate or selling a farm along with its equipment.
We can talk through both options with you. Good preparation helps either way: gather your deed and any survey, note what is included in the sale, and be ready to describe the property honestly, including access, utilities and any known issues. Clear information helps buyers decide and reduces problems later.
Real Estate and Personal Property Auctions
Auctions have been part of our business for many years. We have sold farms and lots at auction, as well as personal property such as tractors, hay equipment, tools, vehicles, campers, furniture and household items. Auction terms are set for each sale and announced in advance. In past sales, for example, terms have included cash or approved check, a buyer's premium added to the final bid, and property offered "as-is, where-is", with inspections the buyer's responsibility. Announcements made on the day of the sale take precedence over printed material.
Visit our Auctions page for upcoming sales, and see our auction archive for an example of a past sale listing.
